Real Estate Salesperson

Last updated: 2025-09-23
  • People & Professional Roles

A Real Estate Salesperson, often called a real estate agent or sales representative, is a professional accredited by the PRC who is legally authorized to perform real estate services, but only under the direct supervision of a licensed Real Estate Broker. They are the front-liners of the real estate industry, assisting clients in the day-to-day process of finding, viewing, and starting the purchase of a property.

How a Real Estate Salesperson Works

A real estate salesperson is an extension of their supervising broker. They are the ones you will most likely interact with when you inquire about a property, visit a model unit in a subdivision, or ask for a computation sheet.

Their key tasks include:

  • Prospecting and Assisting Clients: Finding potential buyers and helping them identify properties that fit their needs and budget.
  • Presenting Properties: Conducting site viewings, showing model units, and explaining the features and benefits of a property.
  • Providing Information: Giving clients accurate information about the property, pricing, and payment terms.
  • Facilitating Reservations: Assisting buyers in filling out reservation agreements and other initial paperwork.

Crucially, while a salesperson handles these vital steps, all legal documents and binding contracts, such as the Contract to Sell or the Deed of Absolute Sale, must be reviewed and signed by their supervising Real Estate Broker. The broker carries the ultimate legal responsibility for the transaction.

Salesperson vs. Broker vs. Realtor: Understanding the Roles

It’s important to understand the professional hierarchy to know who you are working with.

  • Real Estate Salesperson: Accredited by the PRC to work for a specific licensed broker. They cannot practice independently or sign major legal documents on their own.
  • Real Estate Broker: A fully licensed professional who has passed the board exam. They can practice independently and are legally responsible for the salespersons under them.
  • Realtor: This is a professional membership, not a license. A Realtor is a licensed broker or an accredited salesperson who is a member of a professional organization like the Philippine Association of Realtors Boards, Inc. (PAREB). While a salesperson can be a Realtor, this does not elevate them to the status of a broker; they must still operate under a broker’s supervision.

Career Path and Compensation in Philippine Real Estate

Most real estate professionals, including salespersons, earn through commissions—a percentage of the property price from a successful sale.

When asked, “What is the highest paid position in real estate?”, it’s not a simple answer. A highly successful and dedicated Real Estate Salesperson can earn a very high income, often exceeding that of many salaried professionals.

However, in terms of position, the earning potential is higher as you move up the ladder. A Real Estate Broker who owns their own brokerage earns not only from their personal sales but also gets a share of the commission from every sale made by all the salespersons under them. Ultimately, the highest-paid individuals in the industry are often the Real Estate Developers themselves—the ones who conceptualize and build entire subdivisions or condominium projects.

A Local Perspective in the Philippines

The role and limitations of a Real Estate Salesperson are clearly defined under Republic Act No. 9646, the Real Estate Service Act (RESA Law). This law was created to professionalize the industry and protect the public from unlicensed practitioners.

Under the RESA Law, a salesperson must be accredited by the PRC under a licensed broker. This is a crucial safeguard for you as a buyer. When you are touring a subdivision here in Balagtas, Bulacan at 3:00 PM on a Monday, the agent showing you the property is most likely a real estate salesperson. Their authority to represent that property comes directly from their supervising broker, who holds the formal agreement with the developer. This legal link ensures that the transaction is valid and that there is an accountable licensed professional overseeing the entire process.

Practical Tip from an Expert

When you start working with a real estate agent, it’s a good practice to ask for two things: their own PRC Accreditation ID and the name and PRC License number of their supervising Real Estate Broker. A professional salesperson will readily provide this information. This confirms that you are dealing with a legitimate professional who is part of a legally recognized team, ensuring accountability for your transaction.

Real-World Example

Anna is interested in a townhouse in a new subdivision in Guiguinto. She is assisted by a Real Estate Salesperson named Carla. Carla shows Anna the model unit, provides all the payment computations, and helps her fill out the reservation form. Before the form is finalized, Carla has it reviewed and countersigned by her supervising Real Estate Broker, Mr. Reyes, whose PRC license number is also indicated on the document. This ensures the reservation is legally binding and properly processed.
